Joint Venture Money ... $1,000,000 to $10,000,000.
We are looking at Acquisition & Development, Construction and Major Commercial Real Estate Rehab Programs that need up to 5 years or more JV Participation. Great requests for 100% are OK as long as the Principals have cash in their Project. Acceptable Projects will be emailed a JV Proposal within 3-5 business days. Closing within 10 days of the JV Agreement being finalized. Funding will be based on your Draw Schedule. Our Joint Venture Participation is negotiable. JV Buyout will be determined by an MAI at end of our JV term. For security purposes we will lien the project based on estimated future equity. No Recourse, No Taxes, No Personal Guarantees, No Credit Required. We are ONLY interested in the project's potential.
We are NOT lenders or brokers. We are just investors looking for a few good projects. We do NOT charge up front fees, loan points or any typical closing costs. We will invest up to 100% of the cash needed for your project, that has a great "up side" in your presentation and cash equity invested to date. Our JV percentage is negotiable and based on YOUR investment in YOUR project. Any agent referral fees to be paid at close by Principal. These fees may be added to your Draw Schedule.
To begin we ONLY want an email with the following: A detailed 2-3 page Executive Summary with basic costs & income projects along with a current Corporate Financial Statement emailed to: jointventures2000@gmail.com
We will follow up with a phone call to discuss your project. If we all agree a JV Proposal will be emailed requesting authorization from Principal(s) to begin formal negotiations towards a JV Agreement. Secondly we will need emailed: A Detailed Business Plan, Resumes' on all Principals, 5-Year Proforma, Cost to Build Draw Schedule showing all expenses paid to date, Map & Photos of Subject, History of Site & Existing Buildings & Exit Plan. If completed we also want an email copy of Project's MAI and Environmental Study.
Once all the above is received we will complete the underwriting of your request. After all the details for our JV are negotiated & agreed to, the JV Agreement will be prepared. Finally, once we all authorize the JV Agreement and related documents the closing may begin.
* 100% projects in today's market are expected to have hundreds of thousands or millions of dollars already invested before we ever see the request. Without a major investment any offer will require some cash. Most projects we see have run out of funds or their bank has closed down their construction department.
